DDA Housing Scheme 2010

The last day as announced by the Delhi Development Authority has come and the fate of many lakh applicants is sealed. The euphoria created with the announcement of the scheme seemed to die down near the end as news media refrain from giving any update on what is happening and how the people are responding to DDA bonanza of over 15000 homes. Now the four months wait is on with the people expecting to see their names in the draw result. The list will only publish, as it happens with every DDA housing scheme, after a computerized draw of lots. Hope this time we will not get to see any confusion over the process of draw as was created after the publication of list in the previous flat scheme.

DDA Housing Scheme

Delhi Development Authority has come up with yet another housing scheme, with a large number of flats up for sale across various locations in the city. The scheme was supposed to be launched during the middle of the year, but due to the Commonwealth Games slated to be held in the month of October, the launch date had to be rescheduled. With the announcement on Tuesday, 23rd of November, the wait became impatient and over a lakh application forms were reported to be sold or downloaded on November 25, the day when the DDA Housing Scheme 2010 opened for registration. The scheme closes on December 24, 2010 and the draw result is expected in April, 2011.

There are as many as 16000 housing units are up for sale this time and it is probably the first time that DDA is auctioning such a large number of residential properties in a variety of categories that include one, two and three BHK flats, expandable units and one room tenements. The bulk of the offer, however, consists largely of one-bedroom flats, which are close to 12000 in number. The areas with the largest number of DDA flats for sale include Rohini and Dwarka, where approximately 5126 and 3027 housing units are available. Vasant Kunj has to offer over 2700 fully-furnished flats, chiefly located in Sector D-6. Other locations include Jasola, Mukherjee Nagar, Motia Khan, Loknayak Puram, Zafrabad, Narela, Kondli Gharoli, Kalyan Vihar, Pitampura, Jahangir Puri and Sarai Khalil.

The prices of these flats have grown by 10 to 15 percent over the last housing scheme launched in 2008. The authority is said to be charging only the manufacturing costs of the housing units plus a one-time maintenance fee and some surcharges. However, real estate experts believe that this time around, DDA flats are showing little downward variation from the corresponding market prices. The houses are priced between 3 lakh to 1.12 crore depending upon the locality, building type and specification. The one-room Janta apartments barely meeting the minimum residential requirements are located in Narela, Trilokpuri and Shivaji Enclave whereas Vasant Kunj and Jasola are the only places where fully-furnished 3 BHK apartments are available, of course at a premium value.

The application forms for DDA Housing Scheme 2010 are available at all leading branches of banks like SBI, ICICI, HDFC, Central Bank of India and Axis Bank. The price of the form along with the brochure is Rs. 105. One can also apply online by visiting the website of Delhi Development Authority. The registration amount for all housing categories except Janta Flats is Rs. 1.5 lakh, which can only be paid by the person purchasing the form through a bank account. The registration fee for Janta houses is Rs. 50,000.

Both the husband and wife can submit DDA Housing Scheme 2010 Application Form but the allotment will be made to only one of them. Any Indian citizen over the age of 18 years is eligible to apply and there is no income limit. However, one must possess a bank account and a valid PAN Card. The proofs of the same along residential proofs are some documents required to be attached with the application. Moreover, 17 percent of the houses on sale are reserved for SC applicants while 7.5 percent will go to people belonging ST community. One percent houses are also reserved each for war widows, ex-servicemen and physically handicapped.
